What we do
Grout is porous. Grout is a cement product, full of tiny channels that hold whatever lands on them. That is how grout is made, not a defect in yours. In Central Florida those channels are almost never dry, because the humidity keeps the whole floor slightly damp even in an air conditioned house. Damp, open grout takes on mildew, spills, and traffic dirt, and it does it fast.
Sealing closes those channels off. We apply a penetrating sealer that soaks into the grout and cures inside it, so moisture and dirt sit on the surface where a mop can actually reach them instead of soaking down where it cannot. A sealed floor does not stop needing to be cleaned. It stops losing ground between cleans, which is the part that makes grout look old years before the tile does.
Sealing only works on grout that is genuinely clean, so this comes after a deep clean, never instead of one. Sealing dirty grout locks the dirt in. Our process
The grout has to be clean and dry first, so if it has not been deep cleaned we do that in the same visit with the high-pressure spinner machine. Sealing over buildup traps the buildup, which is why we will not do it as a standalone on a floor that has not been cleaned.
Once the grout is dry we apply the penetrating sealer along the grout lines and let it absorb, then wipe the excess off the tile face before it can haze. We will tell you how long to stay off the floor and when the floor can get wet again, which depends on the sealer and the room. After that, ordinary mopping keeps it.

How long does grout sealer last?
It depends on the sealer, the room, and how much traffic and water the floor takes. A kitchen or an entryway wears faster than a spare bathroom. We will tell you what to expect for your specific floor and how to spot when the grout needs doing again, rather than quoting you a number that sounds good and does not hold.
How can I tell if my grout is already sealed?
Drip a little water on a grout line and watch it. If it beads and sits there, the seal is still working. If it darkens and soaks in within a minute or so, the grout is open and taking on whatever hits it. It is worth doing in a few spots, because seal wears off traffic lanes first.
Can you seal grout without cleaning it first?
We will not, and you should be wary of anyone who will. Sealer cures inside the grout, so whatever is in there when it goes on is in there permanently. That means sealing over mildew and traffic dirt makes the gray look you were trying to fix into the finished result.
Does sealing change how the grout looks?
A penetrating sealer is not meant to. It soaks in and cures inside the grout rather than laying a film on top, so the grout looks like clean grout. If you want the color itself changed or evened out, that is color sealing, which is a different service.
How soon can I walk on the floor and mop it again?
You are usually back on the floor the same day, but full cure takes longer and that is what decides when it can get properly wet. We will give you the actual timing for the sealer we used on your floor before we leave, so you are not guessing.
