Orlando, one part of town at a time
Downtown, Lake Eola and Thornton Park
Downtown Orlando is mostly condos and apartments stacked around Lake Eola. Thornton Park, on the east side of the lake, is older houses on brick streets. In a condo the tile runs through the main rooms and one sofa takes most of the sitting, so the grout lines and the upholstery wear first. Book the tile and the sofa together and it's one visit, not two.
Audubon Park
Audubon Park sits east of downtown beside Baldwin Park. It's mostly mid-century ranch houses, with the Garden District shops along Corrine Drive. Houses that age have usually been updated a room at a time, so tile in the kitchen, carpet in the bedrooms and an older sofa in between is a common mix. Adam tests each surface before choosing the method, older grout included.
Delaney Park and SoDo
South of downtown, Delaney Park is one of the city's older neighborhoods, established houses under mature oaks. SoDo, along Orange Avenue, adds newer apartments and townhomes. The oaks mean a heavy pollen load every spring, and it settles into carpet and cushions until they're properly cleaned.
MetroWest
