Five minutes is not a cleaning

If the technician was in and out of your house in five minutes, you already know the answer in your gut. That was not a clean. We hear this complaint more than any other, usually a week later, when the traffic lane from the garage into the kitchen looks exactly the way it did before anyone showed up.

So here is the honest version of what the work takes. Every stage, with real times. Print it, keep it on your phone, and hold the next company to it, including us.

What a full carpet cleaning involves

Walkthrough and spotting: 5 to 10 minutes

We walk the house with you first. You point at the spot by the back door where the dog shakes off, and we look at the lane the kids run through. Different stains take different products, and the wrong product can set a stain for good. This walk also tells us where the soil is heaviest, so we know where to slow down later.

Dry vacuuming: 10 to 15 minutes

Most of what is in an Orlando carpet is dry soil. Sand and fine grit ride in from pool decks, the beach bags and sandy Orange County yards, then settle at the base of the pile where your feet grind it into the fiber. Wet that sand before you pull it out and you have made mud. A crew that starts with the hose already running skipped the easiest step there is.

Pre-spray and dwell time: 10 to 15 minutes

The cleaning solution goes down, and then nothing happens for a while. That wait is the job. The product needs time to break the oily film that glues soil to the fiber. Ten minutes is the floor, and a greasy family room wants longer. No machine has a setting that replaces this.

Agitation: 5 to 10 minutes

We brush the solution down through the pile so it reaches the bottom of the fiber and not just the tips. On a matted hallway, this is the step that stands the pile back up. Skip it and the tips look brighter while the base stays dirty.

Extraction: the longest stage

Hot water extraction is the rinse, and it is slow on purpose. One wet pass, then two or three dry passes over the same strip, each one overlapping the last, pulling the soil and the used solution back out. A bedroom runs about ten minutes. A living room with furniture to move runs longer. Rush here and solution stays behind, which is sticky, so the carpet gets dirty again quickly.

Post treatment and grooming: 5 to 10 minutes

Anything still showing gets a second targeted treatment. Then we groom the pile so it dries standing upright. Before we leave, we tell you to run the air conditioning and the ceiling fans, because with our humidity a carpet dries in about 2 to 6 hours and not on its own schedule.

So how long should the whole visit take?

Roughly 20 to 30 minutes a room, once you add every stage together. Three bedrooms, a hall and a living room is a couple of hours for anybody doing it right. Stairs add time. So does pet work, and so does moving a sectional. In a two story home where the truck has to sit at the curb, the hose run alone eats a few minutes at each end.

What honestly makes a visit shorter

Short is not always bad. One small bedroom that is lightly soiled is a quick call, and so is a maintenance clean on a floor we did six months ago, because the soil never got a chance to build. Those are real reasons. A whole house in five minutes is not one of them.

The part that cannot be skipped

If you take one thing from this page, take dwell time. It is the only stage a homeowner cannot see happening, so it is the first one a rushed crew drops. When the solution never gets to work, the machine is just spraying and sucking warm water, and warm water does not lift ground in soil. Tile and grout runs on the same clock

Our flagship work is tile and grout cleaning, and the stages are the same. We pre treat the grout lines, let the product sit, then run a high pressure spinner over the floor while it pulls the dirty water straight back up. Grout is porous, our air is damp most of the year, and mildew feeds on that. A mop is not going to reach it. A kitchen and two bathrooms is an afternoon, not a coffee break.

What to ask before you book

Ask whether they dry vacuum before any water goes down, how long the pre-spray sits, and how many dry passes they make. Ask who is doing the work.
